TCHC Block 32 Railway Lands
This new TCH apartment complex on Fort York Blvd consists of 432, 2, 3 & 4 bedroom units and a below-grade parking garage. The building rises 42 storeys and includes for ground floor retail, podium and an uppermost penthouse for mechanical and electrical equipment/systems.
The building systems design was based on the project attaining LEED® NC Silver certification, and it surpassed that goal, achieving Gold certification.
Services provided by CFMS to meet EAp1 & EAc3 requirements for LEED®:
- HVAC equipment installation inspections
- Verification of DDC system and BAS
- Functional & performance testing of HVAC systems
- Coordination of mechanical equipment and systems training
- Review of turnover documentation
- Preparation of systems re-commissioning manual
- Seasonal performance testing of HVAC systems
HVAC systems include for:
- Below-grade closed loop vertical bore geothermal field
- Water-to-air heat pumps for apartment cooling & heating
- High efficiency condensing boilers, and atmospheric boilers for perimeter heating and geothermal backup
- Two tower 100% OA heat recovery units for ventilation of resident suites
- Central AHUs serving Podium, Retail and Lobby areas of building
- Parking garage/loading dock CO/NO2 monitoring & exhaust system
- Local exhaust fans, ventilation fans, and stair pressurization fans
