Commissioning: It’s Never Too Late

Ideally, in order to see the most benefit from a commissioning and quality control program incorporated into a construction project, it should be started at the design stage.   But if, for whatever reason, commissioning was over looked at the design stage, it is never too late to reap the benefits of commissioning.

Commissioning can be added at any stage of a project.  Recently at CFMS, we have seen an increase in the number of requests to review areas of concern in completed buildings.  When we receive such a request, the first step is to gather and review the as built documentation. This review includes drawings, specifications, O&M manuals, building automation, and the air and water testing and balancing report.

The next step is to visit the site to interview the building operators and the occupants.  We then review available trend logs, and the control of the equipment through the building automation system and/or stand-alone controllers. The various modes of operation need to be simulated, and the equipment put through its paces.

Once the review and investigation have been completed, a report is generated with recommended next steps.  This report is reviewed with the owner or contractor.  We make a point of continuously working closely with the owner, occupants, and both the design and construction teams, for an outcome that benefits all of the involved parties.
