Net Zero Energy Buildings (NZEB) are buildings with zero annual net energy consumption and carbon emissions.
In general, the idea of a NZEB is that all energy consumed by the building systems is replenished by energy generated on site; which could be accomplished through production by solar energy, wind energy, etc. The energy produced on site can be: used directly by building systems, stored on site for future use (if not immediately required), or fed back to the electrical grid. To achieve net zero, the energy used by the building in one year’s time should equal the energy produced through renewable sources.
Designers have a number of different scenarios to analyze when designing a building to achieve Net Zero Energy. One challenge with NZEB is designing the building’s mechanical and electrical systems to meet the Owner’s requirements, occupant comfort, maximize availability of energy generation on site, staying within budgetary constraints, and ensuring the building is built and operated as designed.
Commissioning the mechanical and electrical systems is an important step to ensuring the building has been built and operated as designed, and in achieving and maintaining net zero energy consumption. By commissioning the mechanical and electrical systems, the commissioning agent can ensure that systems are installed as designed and equipment operates efficiently to maximize occupant comfort and usability, all while minimizing energy consumption.
Once construction and commissioning are complete, it is up to the building Owner and operators to ensure energy efficiency is maintained. The role of the commissioning agent is to ensure all parties involved are properly trained and understand the concept and requirements to achieve and maintain a NZEB.
CFMS is currently working on a Net Zero Energy Building and providing Fundamental and Enhanced commissioning to ensure the building systems are installed and operate to their true potential and efficiency. A major task will be to track the building’s energy consumption and production throughout the first year of operation and to adjust operating procedures to achieve net zero energy consumption while keeping the building occupants comfortable.
